Conditions of Booking
By signing the booking form, you are confirming acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the premises whether or not such occupation takes place. Each booking will be confirmed as soon as is reasonably possible after the receipt of the signed booking form and correct deposit. The booking is not guaranteed unless the deposit has been received and accepted. The deposit should be received within seven (7) days.
There is NO SMOKING allowed with in the villa.
For the safety and comfort of clients both present and future, and the degradation and soiling caused to materials and paint work etc. in the villa which would be caused by smoking, bookings will only be accepted from smoking parties provided they agree not to smoke with in the villa.
If you are found to be smoking within the villa you will be asked to vacate the villa immediately with no refund.
No exceptions will be made.
Deposit & Payment of Balance
A deposit of £150 is payable for your reservation which must be sent with your completed booking form within seven (7) days. The full balance for the villa rental is payable no later than eight (8) weeks prior to your departure date, together with your security deposit. Any bookings taken less than eight (8) weeks prior to departure must pay the full amount of the rental immediately on receipt of booking premises.
Due to the high standard of the contents and facilities in the villa, an additional security deposit of £200 is payable to cover breakages or damage to the premises and or its contents, telephone bills and cleaning costs other than those normally expected in connection with the occupation of the villa. This deposit is returnable, subject to any deductions to cover any of the above after inspection by the management company, normally within four (4) weeks of the vacation of the premises.
If the balance of the amount shown on the booking form remains unpaid 8 weeks prior to the departure we reserve the right to cancel the booking and in this event, the deposit will be forfeit. Additionally, if the client cancels at any other time then a cancellation charge will be levied as follows:

Less than 56 days (8 weeks) 100% of total cost.
However, if the premises can be re-let on similar terms, then only the deposit may be forfeit at the discretion of the owner. All cancellations must be confirmed in writing by the person who signed the booking form and the cancellation date will be the date that the written cancellation reaches the owner.
In the unlikely event that circumstances beyond our immediate control necessitate the cancellation of the holiday arrangements, we reserve the right to cancel any bookings at any time and will only be liable to refund monies paid by the client (without interest or compensation).
In the event of a major change to the booking being necessary, we will inform the client as soon as is reasonably possible and if the client does not wish to accept the booking on this basis then the booking will be cancelled and all monies paid will be refunded (but without interest or compensation).
We accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion or unrest, terrorist activities, industrial disputes, natural or nuclear disasters, fire, flood, adverse weather conditions, technical problems with transportation, closure or congestion of airports or ports, alteration or cancellation of schedules by carriers, or any other event beyond our control.
Should any problems arise relating to the villa the client should immediately contact the representative from our management company. Details of how to contact them can be found in the information folder located inside the villa.
The villa will be ready for occupation from 4pm on the first day of the rental period and must be vacated no later than 10am on the day of departure.
We cannot accept any liability whatsoever for any death, personal injury, sickness, accident and loss (including luggage and personal effect) howsoever caused.
We cannot be held responsible for any loss of enjoyment or extra expense incurred or any other misadventure due to any delays or changes to flights, travel arrangements or any other service or circumstance as a result of the act or default of any person, company or firm not associated with ourselves in the provision of your holiday arrangement.
We cannot accept responsibility for any loss of mains services such as electricity or water supplies, nor the consequences of the actions or omissions of persons who may control the supply of mains services, nor any actions in the vicinity of the property by any authority over which there is no control.
Although not a condition of booking, it is strongly recommended that clients take out their own holiday insurance which covers loss of deposit, rental etc.
Persons/Children under the age of eighteen (18) are not acceptable unless accompanied by a parent or responsible adult.
The maximum occupancy is 8 people.
Each client is responsible for the provision of their own travel documents, passports, visas etc. and health certificate and travel arrangements. We accept no responsibility for any delay, cancellation or other expense incurred due to the inability of the client to provide these and any cancellation will result in charges as in clause 4.
All brochure descriptions are made in good faith and every care is taken to ensure their accuracy but no liability will be accepted in the event of misdescription.
This contract is governed by and shall be interpreted in accordance with English Law and the parties hereto shall both submit to the jurisdiction of the English courts.
Telephone & Internet
The telephone line with in the property will not charge for local & national USA calls. Also, international calls including calls to the UK & Canada. Calls to non-geographical & mobiles are not included. Wi-fi broadband is provided free of charge whilst visiting the villa. The network is private and will require a passkey to be able to connect
